INVESTMENT STRATEGY

Due to tighter and increased regulations, Banks and Trust Companies have restricted their lending practices. We believe this has created a void leaving many hard working, responsible and credit-worthy people with limited viable home financing options because of these tightened regulations. This gap has created a significant opportunity for RiverRock to provide mortgage and investment alternatives.


RiverRock MIC is proud to offer investors a high-yield alternative fixed income investment within the high-performing real estate market. As a lender in Ontario, we cater to clients that are typically self-employed individuals, borrowers with poor or limited credit history or new immigrants to Canada. Our investment objective is to identify relatively low-risk, first and second residential mortgages in Ontario, with a maximum loan-to-value ratio of no more than 80%.


RiverRock generates all of its mortgage applications through licensed mortgage agents and brokers. By combining several high-quality mortgages into a diversified pool, we can mitigate the risks associated with investing in a single mortgage. The diversification of our portfolio provides stability through an extremely low-default rate, offering investors a secure investment with an attractive rate of return. The initial target yield to our investors is 7.00% (F Class share), net of all fees and expenses.


The investment returns generated by RiverRock MIC have substantially exceeded those produced by other investments such as stocks, bonds, and GICs. Our investors can gain the benefit of compounding their return by choosing to take advantage of our automatic dividend reinvestment plan (DRIP). Alternatively, investors can receive their monthly dividends by direct deposit to a specified account.

PERFORMANCE

We have generated a net return of 7% or higher each year since inception. Our alternative lending model has seen steady growth through a diversified approach to investing in residential real estate markets like the Greater Toronto Area (GTA), Hamilton, Kitchener, Niagara, and Barrie. As of October 1, 2021 RiverRock has decreased its target yield from 7.25% to 7.00% (F Class).


Due to the decrease in the 5-year Canada bond yield, reduction of prime rate and banks reducing their mortgage rates, RiverRock reduced their target yield on October 1, 2021 from 7.25% to 7.00% (F class share).
